
As of 2023, the UK Government requires all residential rental properties to have an EPC rating of E or higher. Starting 31st April 2025, all properties with new tenancy agreements will be required to have an EPC rating of C or higher - an energetic standard that will be required on all residential properties (with new or existing tenancy agreements) from 31st April 2028. In case a landlord fails to meet such requirements, they will face a fine of £30,000 and will be impeded from letting the property in question.
Regarding commercial property, it is currently required for all properties starting new tenancies to have an EPC rating of E or higher. Starting 31st April 2023, all properties with existing tenancy agreements will be required to have a minimum EPC rating of E or will be forced to terminate their leases and could be fined up to £150,000.
There are plans into place for minimum efficiency standards to be increased to band C by 1st April 2027 and band B by 1st April 2030, in alignment with the government’s compromise for net zero carbon emissions by 2050.
